Investment Overview

Marcus & Millichap is pleased to present the opportunity to acquire a 6-property Aaron’s sale-leaseback portfolio. All locations will have brand new, 12-year, triple net (NNN) leases along with two, five-year tenant renewal options. There will be rental increases in year 6 and every 5 years thereafter, to increase by two times (2x) the annual CPI increase, not to exceed 10 percent. All leases are guaranteed by corporate Aaron’s, LLC.

Of the six properties, four are located in Texas and Florida, including Baytown, TX (Houston MSA); Corpus Christi, TX; Kerrville, TX and Lake City, FL. The other two properties are located in Chesapeake, VA and Saginaw, MI.
